The Arlington Heights housing market remains active, but it is no longer accurate to describe the entire village with one headline number.

The MLS export provided includes 362 closed residential sales in Arlington Heights, with closing dates ranging from July 11, 2024, through December 29, 2025. Across those sales, the median sale price was approximately $467,750.

That number becomes much more useful when we separate detached homes from condos and townhomes. The median sale price for detached homes was approximately $565,000, compared with approximately $250,000 for attached homes.

This is a market where property type, location, condition, and pricing strategy matter far more than one citywide average.

When someone asks me, “How is the Arlington Heights market?” my honest answer is that we need to look a little closer.

Arlington Heights includes detached homes, condominiums, townhomes, older character homes, mid-century properties, and newer luxury construction. A downtown condo and a large single-family home in Scarsdale are both part of the same village, but they are not competing in the same market.

The MLS data makes that difference clear.

Across the 362 closed residential sales in the export, the median price was approximately $467,750. However, that combined number sits between two very different property categories:

  • Detached homes: median sale price of approximately $565,000
  • Attached homes: median sale price of approximately $250,000

That is why a citywide median can be helpful for general context but should never be used by itself to estimate the value of a specific home.

The average market time was longer than the median, at approximately 21 days for detached homes and 19 days for attached homes.

That difference tells us something important. Many homes sold quickly, but a smaller group remained on the market much longer and pulled the average upward.

In other words, the market was not slow across the board. Homes that matched buyer expectations on price, condition, and location often moved quickly. Properties that needed a price adjustment or had a more limited buyer pool took longer.


What the Two Arlington Heights ZIP Codes Show

Arlington Heights is primarily divided between ZIP codes 60004 and 60005. The MLS export showed the following results:

The overall median prices were fairly close, with a difference of approximately $15,000 between the two ZIP codes.

That does not mean one ZIP code is automatically more valuable than the other. Each includes a different mix of detached homes, condos, townhomes, lot sizes, school boundaries, and neighborhood settings.

Even within the same ZIP code, a home near downtown may attract a different buyer pool than a home near Lake Arlington or farther north toward Buffalo Grove.

The better question is not simply, “What are homes selling for in 60004 or 60005?” It is, “What are homes like mine selling for in this part of Arlington Heights?”
