Some homeowners call me knowing exactly when they want to move.

Others are still asking questions.

Should we sell now or wait?

Do we need to update the kitchen?

What would the house actually sell for?

Should we buy first or sell first?

How much work do we really need to do?

Those are exactly the conversations I think should happen before someone feels pressured to make a decision.

We'll look at the home, your goals, the market, and the options in front of you. Then we can decide what makes sense from there.

How I Build a Strategy for Your Home

No two homes, homeowners, or moves are exactly alike. I don't believe every seller should get the same advice just because they're putting a house on the market.

Here's where we start.

1. Price It From the Evidence

Pricing isn't about picking three nearby sales and hoping we're right.

I look at what has actually been happening in the market around your home, including recent sales, competing properties, homes that didn't sell, changing market conditions, property details, and the way buyers are responding at different price points.

I use technology and AI-assisted analysis to help me work through a larger amount of market information, but the recommendation isn't made by a computer. I interpret the information, compare it with what I'm seeing in the local market, and explain the strategy so you understand the reasoning behind the number.

What this means for you: We're not just asking, “What could we list it for?” We're asking, “What pricing strategy gives this particular home the strongest position in today's market?”

2. Fix It, Think About It, or Skip It

A lot of sellers assume they need to update everything before they list.

Usually, they don't.

We'll walk through the house and separate possible projects into three categories:

FIX IT
Items that could affect condition, marketability, buyer confidence, or the ability to complete the sale.

THINK ABOUT IT
Projects that might help depending on the home, cost, price point, competition, and timing.

SKIP IT
Things that are unlikely to return enough value to justify the money, stress, or delay.

Sometimes the smartest preparation decision is deciding what not to do.

3. Market the Actual Property

Your home shouldn't receive a generic marketing package simply because that's what gets used on every listing.

The strategy should start with the property itself.

I look at the home's features, condition, location, nearby amenities, current competition, likely search behavior, and the ways people are discovering homes in this market. From there, I determine which marketing tools and channels make sense for the property.

Technology and AI may assist with property and market analysis, but all marketing decisions are reviewed through Fair Housing standards. Housing opportunities should be marketed based on the property and lawful geographic and market factors, never by selecting or excluding people based on protected characteristics or assumptions about who should live there.

4. Watch the Market and Adjust

The strategy doesn't stop when the listing goes live.

We'll watch things like:

Every listing includes professional photography and a staging consultation, along with a pricing, preparation, and marketing strategy built around the property.

Depending on the home and listing plan, additional preparation and marketing may include light to moderate staging, home warranty, drone or aerial photography, interior and exterior 3-D tours, floor plans, a dedicated property website, digital marketing, print marketing, and open houses.
